Enter what the homeowner called for, what was found, and the planning details.

Planning Window

A/C age
Furnace age
AFUE applies to gas furnaces. For electric heat, the tool uses electric as the heating fuel source.
A/C installed rating
A/C age adjustment
A/C current working estimate
Furnace installed rating
Furnace age adjustment
Furnace current working estimate
These are planning estimates based on equipment age and selected furnace rating. They are not lab-tested efficiency ratings.
Owned this home
How long the homeowner has owned the home. This helps frame what they know about maintenance history and past repairs.
Planning to stay
How many more years the homeowner expects to live here. This sets the window for repair risk, savings, and future replacement cost.
For planning purposes, systems over 20 years old are estimated to average about one repair per year. This is a conservative estimate, not a promise.

Repair Window

This follows the repair level selected on the Solutions tab.
Estimated future repairs
A planning estimate for additional repairs during the homeowner's expected stay. It is not a guarantee.
Typical future repair
The estimated cost of one future repair in today's dollars. The tool increases this over time using repair inflation.
Repair inflation
The yearly increase used for future repair costs. Default is 4% to keep the estimate conservative and tied to broad inflation.
Base future repairs

Operating Cost

A snapshot of your HVAC operating cost: current efficiency, utility use, and conservative savings.

Location / Climate

Utility Use

Estimated cooling portion
EIA residential electricity data lists air conditioning at 19% of home electricity use in 2020. The tool defaults near that level, then calculates savings from a more conservative number.
Estimated heating portion
EIA says space heating and air conditioning made up 52% of household energy use in 2020, and natural gas is commonly used for space heating. Use the slider to estimate the heating portion of the gas bill.

Where the Utility Data Comes From

The cooling and heating starting points are backed by EIA residential energy data. EIA reported that air conditioning was 19% of home electricity use in 2020, and its RECS dashboard shows state-level residential energy estimates.
